Q: How does this process work?

A: The process is very simple. All you have to do is submit the home information form on the side of this page.

Once you have submitted the form, the information will be emailed to Judah and Lindsey. They will contact you promptly to discuss your home and get the ball rolling with the following 3 part process.

  1. 1. We ask you, the seller, a few questions about the condition of the home, a run down on what repairs might be needed, and your time line for how soon you'd like to close.

  2. 2. After this Initial conversation where we get some basic insights, we like to meet in person, preferably at the property so we can do a "walk through" and get a :real life" feel for the space and the neighborhood.
3. From there, we'll propose at least one offer, and answer any questions YOU have, so you are comfortable with the terms, price, and all the other details.

Q: Do you pay fair market value? Do you use an appraisal? How do you determine the price you're willing to pay?

A: Just as every homeowner's situation is unique, so is the process in which we determine what an appropriate offer for a home might be.

Things we take into consideration include the condition of the home, cost of repairs that need to be made to the home, the current local market trends, as well as the urgency of the situation.

Q: How much do you charge?

A: I always say "It's free to sell me your home.".

Q: Does it matter if I have a realtor?

A: While we do prefer to work with sellers directly, or with "off market" properties, if the numbers work we're happy to make offers on homes that are already listed. We just ask that if you do have representation, please disclose that upfront, so we're all on the same page.

Q: Do you only buy houses? Or will you buy condos, manufactured homes, etc?

A: We do not concentrate exclusively on houses. We can help you sell townhouses, condominiums, duplexes, beach property, office buildings, farms, land, or any structure that has land deeded to it such as a manufactured home or a mobile home.

Q: What if I have my property rented?

A: Don't worry if your home is rented. We can buy your house and take care of the renters later. If you have family living there we can always make special arrangements for them.

Q: What if I am behind on payments?

A: Lindsey's background is in short sale negotiations, so we're happy to work with sellers that other buyers would turn away.

Q: Do I have to make repairs on my property?

A: No, we will purchase the home in its as/is condition. You do not have to do anything.
